Why does F&B only have one scope option, when office and retail have two or three?
Every F&B or restaurant reinstatement in Singapore carries the same higher-complexity scope by default: kitchen equipment, exhaust ducting and grease trap removal, plus licensed gas decommissioning. Office and retail jobs range from a simple repaint-and-carpet job up to a full strip-out, which is why those two space types get multiple tiers here and F&B gets one.
Is F&B always the most expensive space type per square foot?
Not necessarily. F&B's S$25 to S$40 per square foot range shares the same S$25 floor as retail's complex tier, and retail's complex tier is open-ended at S$25 to S$40 or more, so a heavily fitted-out complex retail unit can cost as much per square foot as F&B, or more. What stays consistent is that F&B's S$25 floor sits at or above the top of retail's simple (S$10 to S$15) and standard (S$15 to S$25) tiers, since kitchen and gas scope is never optional on an F&B unit the way heavy fixtures are on retail.
