Retail Shop Reinstatement in Singapore: What It Involves and What It Costs
Short answer: Retail reinstatement in Singapore typically costs S$10 to S$15 per square foot for a simple unit, up to S$25 to S$40 or more per square foot for a complex fitted-out shop, or S$3,000 to S$75,000-plus as a lump sum depending on size.
Cost by scope
Zoro Interior's 2026 shop reinstatement guide breaks retail pricing into three tiers per square foot: S$10 to S$15 for simple reinstatement covering basic dismantling, display removal, repainting and cleaning; S$15 to S$25 for standard reinstatement adding partition dismantling and flooring removal; and S$25 to S$40 or more for complex reinstatement involving plumbing works and heavy fixture dismantling.
As a lump sum, the same guide gives small shops of 300 to 500 square feet at S$3,000 to S$12,500, medium shops of 600 to 1,000 square feet at S$6,000 to S$25,000, large shops of 1,200 to 2,000 square feet at S$12,000 to S$50,000, and extra-large shops over 2,000 square feet at S$25,000 to S$75,000 or more.
What pushes a shop toward the top of the range
Custom carpentry, display fixtures, specialised lighting and shopfront modifications are the biggest cost drivers Zoro Interior points to, along with plumbing and any structural changes made during your fit-out. A shop that only had signage and shelving is a far cheaper job than one with a built-in counter, sink, or altered shopfront glazing.
Retail reinstatement generally needs a longer runway than office work too. Zoro Interior recommends starting to plan 3 to 6 months before lease expiry, against 2 to 3 months for a typical office. See our reinstatement cost and timeline data page for the full picture across office, retail and F&B.
